Record Sale: Brighton-Le-Sands duplex sells for $2.9 million

A luxury strata-titled duplex at 22a Rowley Street Brighton-Le-Sands.has set a new benchmark for the area, selling for an impressive $2.9 million on a compact 311sqm lot.
The record-breaking sale, achieved by Trent Tarbey from McGrath, highlights strong demand for high-quality, luxurious homes that offer all the amenities of a traditional house on a smaller footprint, -a trend that’s gaining traction despite Sydney’s softening property market.

According to CoreLogic, Sydney’s preliminary clearance rate recently dipped to 63.4 per cent, down from last week’s 68.2 per cent. SQM Research placed last week’s final clearance rate even lower, at a conservative 45.2 per cent.

These declining figures, however, didn’t deter high-end buyers from investing in the St George duplex.

Designed by Sam Alawie from Zane Carter Architects, the residence has four spacious bedrooms, three bathrooms and a layout that would typically be associated with much larger properties.

The home has spaces and modern amenities that cater to those seeking a high standard of living without the burden of maintaining a large property.

“We’ve seen a growing demand for designs that offer sophistication in a compact form,” Mr Alawie said “We focus on maximizing functionality and aesthetic appeal, ensuring that smaller homes don’t feel cramped but instead feel expansive and welcoming.”

The sale illustrates the rising trend among Sydney homebuyers toward compact yet luxurious properties that deliver both functionality and refined aesthetics.

The St George duplex sale reaffirms that carefully crafted, luxurious homes in smaller formats remain highly attractive to discerning buyers, setting a promising new standard for future property developments in the area.
